Texas Real Estate License and Continuing Education

Become a Licensed Real Estate Salesperson Today
In Texas, you must have an active licensed Texas real estate Broker sponsor you before you can practice as a licensed Salesperson. However, you can be awarded your Texas Real Estate License as an inactive agent until you find a broker that you want to work for. Six Steps for Applying to be a Licensed Real Estate Salesperson
1. Eligibility – You must be a citizen of the United States or a lawfully admitted alien, eighteen years of age or older and a legal resident of Texas.
2. Educational Requirements – 210 Hours of education (As a general rule, it is only 150 hours with a college degree) Please check your transcript against the list of approved courses.
i. Principles of Real Estate core real estate course (60 Classroom hours)
ii. Law of Agency core real estate course (30 classroom hours)
iii. Law of Contracts core real estate course (30 classroom hours)
iv. An additional core real estate course (30 classroom hours)
v. Additional 4 SEMESTER (60 classroom) hours in core real estate courses or in related courses (ex. college courses) acceptable to TREC.
3. Evaluation of Educational Documents – Before you can file your application to become a salesperson you must have all of your education evaluated by the Texas Real Estate Commission. This requires a $20 fee and the EVALUATION OF EDUCATIONAL DOCUMENTS form. Remember to submit copies of your transcripts or course certificates not the original documents.
4. Filing the Application – Once you have received your letter from the Texas Real Estate Commission confirming that you have satisfied all educational requirements, you may file the salesperson application . Remember, there is a required $79.50 fee when you file.
5. Registering for the Exam – When your application has been accepted your next step is to obtain a Candidate Information Brochure (CIB) which contains information on getting registered to take the exam. You can download that brochure from http://www.psiexams.com. Don't register unless you've received approval from the Texas Real Estate Commission.
